Central townhouse with generous terrace and mountain views

A grand townhouse to renovate with potential to split into two apartments.

Cortes has always been a village where you can get well priced properties and this one is a great example. It has been frozen in time; the tiling and fittings are mid century but overall it is well maintained and offers an array of possibilities. It is in fact, already divided into two apartments, the one above would be more of a duplex, with the expansive terrace and so far unutilised top story open plan space. The one below is smaller, and has an indoor patio, but it is spacious and open, with high ceilings. The option to join both together to make a family home is also available.

The tour

The façade is broad and tall, with small balconies at the first floor french doors. There are two doors to enter, which is common in traditional village houses. Upon entering the first there is a small hall with space for coats and shoes, and then the second door opens out into a larger hallway. There is a room imediately to your right, with large windows opening out onto the street, and the stairway to go up to the first floor and beyond.

Staying on the ground floor, from the hall to the living/dining space, a rectangular space lit by double doors opening out onto the internal patio. The kitchen is at the far end. It has been recently refurbished and has a granite worktop with wooden veneer cupboards. There are two bedrooms on this level, with shower room and utility room at the far end of the patio.

Up the stairs to the first floor landing. The kitchen is directly on your right, it is decorated in mid century melamine cupboards and tiles, but it is in great condition. There are two bedrooms on this floor and a shower room. The larger of the two has two french doors leading out onto the balcony. The sunny living room also has doors out to the balcony.

The top floor is a large open plan space, currently used as storage and utility room. There is a lot of scope with this floor and the crowning glory of the house which is the expansive terrace. The terrace is south facing with mountain views, as well as views across the village.

This property would make a great holiday let investment, as there are two apartments already divided, but it would also make a grand family home with plenty of outdoor space. The house is dated and does require some refurbishment, not least the top floor which is currently a blank canvas but as it has been preserved in great condition, it can be moved into straight away if you don´t mind some quirky tiling and sixties cabinets.
